About Brokerage Services
Brokerage Services in the state of Texas are relatively simple. A Seller's Agent or Listing Agent (the name usually on the for sale sign on the property) represents the Seller. His or her fiduciary duty and responsiblity lie with the Seller and for the Seller. It is the Selling/ Listing Agent's job to market the property, and to also get the best possible deal and greatest net dollar amount possible for their Seller.
On the other side of the transaction is the Buyer's Agent. A Buyer's Agent is one who represents the Buyer in the transaction through a "Buyer's Representation Agreement". This agreement allows the Buyer's Agent to act on behalf of the Buyer. It also places the Buyer's Agent's fiduciary duty and responsibility to represent the Buyer's best interests. Simply put, it is the Buyer's Agent's responsibility to get the best deal possible for the Buyer and the Selling/ Lisitng Agent's resposibility to do the same for the Seller.
Alot of people don't realize that the "Seller" also pays ALL commissions! Brokerage Services for a "Buyer" are FREE!
